Agree on a counter-proposal for commercial terms. Suggestion as follows:
- Rent: €19 per sqm → €5,643 pcm (i.e. 15% below offer)
- Service charge: €6.2 per sqm → €1,841 (unchanged as this seems to be uniform across all units in building)
- Lease start date: December 1st 2024 with 2 month rent-free period. i.e. NF gets access to the space at signing of lease in order to undertake refurbishments but does not start paying rent until Feb 1st 2025)
- Lease length: 5 year contract, with 1 year minimum and 1 year notice period (i.e. earliest NF can exit lease is at end of Year 2)

Select an interior design company & contractors as soon as commercial terms are agreed in-principle
- Option to use Savills own interior design service (free), contractors and furniture suppliers → likely to be fastest option but potentially at a premium cost
- Potential for intro to other interior design agencies and contractors via our network in Lisbon → to be further explored and may require us to source our own furniture supplier
NF Requirements
A non-exhaustive list of work that we would like to undertake & need approved by landlord:
- 2 more meeting rooms to be added via partitions (glass/solid - TBC) such that there are a total of 3 meeting rooms in the office
- Remove the carpet flooring and add new flooring. e.g. Vinyl or Laminate
- Paint walls in white, including ceiling & wood detailing. Be permitted to add Logos, branding and colours related to NEAR brand if/where desired
- (Potentially) remove the existing lockers
- Tentatively target move-in date of Jan 8, ahead of BUIDL Europe
